More FSI for affordable housing proposed in city development plan

The new 10 year development plan of the city focuses on affordable housing with extra FSI at 50% cost as benefit.
The Revised Development Plan 2021 cleared in Ahmedabad Urban Development Authority (AUDA) board meeting today has projects to build around 15 lakh affordable houses in the city.
Giving details of the plan AUDA CEO D. Thara said that within the city 50sq.km land was available in R1 zone. This provides ample land for housing. For the overall development of the city various measures have been proposed in synchronization with the existing services. Transit corridor would also be used for affordable housing projects with 200 m land in BRTS and Metro corridor being used.
The focal point in the development vision 2021 is providing 1 sq.km area around the 76 sq.km ring road of the city for housing projects. Provision for central business district in the heart of the city on Ashram Road has been made.
Thara said that with the new DP building regulations would be simplified and cost of houses would come down. She said that it has been decided to increase Floor Space Index (FSI) in R1 and R2 zones. Accordingly in R1 the FSI would increase from present 1.8 to 2.7 and in R2 the FSI would increase from 1.2 to 1.8. This is chargeable FSI and for affordable housing the charges would be 50 percent less. She clarified that houses between 36 and 80 sq.m are classified as affordable houses.
To promote affordable housing schemes projects in transit corridor would be allowed. For the purpose 200 m land on both the sides of BRTS and Metro route would be earmarked for housing. And for this purpose the FSI would be raised from existing 1.8 to 4. She said that in BRTS corridor there is 47.68 sq.km area while in Metro route 24.09 sq.km area is available.
A special proposal for increase in FSI in Central Business District has also been cleared. Under this 5.4 FSI would be given for buildings on Ashram Road from Ellisbridge to Usamnpura and Gandhi bridge to Dudeshwar bridge. Extension on existing buildings would be permitted by checking the foundations.
FSI has been raised on high density corridor in eastern part of the city on national highway (BRT) and 132 ft ring road. FSI of 4 would be given with rebate for affordable hosuing.
The DP has volumetric GDCR for Sabarmati River front. Special FSI for the reclaimed land has been proposed. Tradable FSI for heritage buildings is one of the key features in the DP which would encourage preservation of heritage buildings. 0.4 tradable FSI would be permitted which the house owner can sell to any developer and the money would be used only for preservation of the building, she said.
Strict parking laws would be enforced and more margin has been made compulsory in new buildings. Front margin in all the buildings would be fixed as per the road size. This provision would ensure built to line under which margin at the front would be fixed.
She said that 56% of the land is unused and with the new provisions the ground coverage would increase from present 21 to 42%. This would definitely reduce the cost of houses.
Stress has been laid on green city, water conservation and traffic regularization also. Â
The DP would be published in a week and then suggestion and objections would be invited from public. After that it would be sent to the state government for final approval.                Â
